A failed EICR is common, especially in older London flats and conversions. The good news is that most remedial jobs are small and can be done in one visit: a missing RCD, an old consumer unit, poor earthing or bonding, a damaged socket or an overloaded circuit. Send us the report and we quote for the work before we come out.

Remedial work we do most often

Landlords: the 28 day rule

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, when an EICR is unsatisfactory the landlord must have the remedial or further investigation work done within 28 days of the inspection, or sooner if the report says so. The landlord then has to give written confirmation that the work is done to the tenant and to the local council within 28 days of finishing it. Councils can fine up to £30,000 per breach. We give you that written confirmation with the certificates, so you can send it straight on. More: what happens if a landlord ignores a remedial notice.

Frequently asked questions

My EICR failed. How long do I have to fix it?

Landlords must have the work done within 28 days of the inspection, or sooner if the report says so, and send written confirmation to the tenant and the council within 28 days of finishing.

Can you fix the faults on an EICR done by another company?

Yes. Send us the report and we quote for every C1, C2 and FI item, do the work, test it and give you the confirmation and certificates.

What happens if my property fails an EICR?

The report is marked unsatisfactory because it has at least one C1 (danger present), C2 (potentially dangerous) or FI (further investigation) item. A rented property is not compliant until those items are fixed, tested and confirmed in writing. Landlords have 28 days to do it. The most common reasons are no RCD protection on socket circuits, missing main bonding to gas and water pipes, damaged sockets and switches, and signs of overheating.

Is EICR remedial work the same as fixing a failed electrical safety certificate?

Yes. A landlord electrical safety certificate, an electrical safety certificate and an EICR (Electrical Installation Condition Report) are the same report. EICR remedial work, also called EICR remedials or electrical remedial work, is the repair work that turns an unsatisfactory report into a compliant one.

Do I need a whole new EICR after the remedial work?

Usually not. The remedial work is tested and certified, and together with the original report and the written confirmation it shows the installation is now safe. If the original report had many problems or was badly done, we will tell you honestly whether a fresh EICR is the better option.
